About Refinance Bridging Loan

We specialise in one moment in a bridging loan's life: the point where its term is ending and the original exit, a sale, a mortgage or a finished development, is not quite ready. We arrange the refinance that buys the time the exit needs, whether that means a rebridge, a remortgage, or development exit finance.

What we do

A bridging loan is only ever meant to be short-term, and most run their full course without incident. But plans change: a sale falls through, a mortgage application takes longer than expected, or a development finishes later than planned. When that happens, the original lender's term is still running out, and something has to fill the gap. That is what we arrange, working across a panel of lenders who specialise in refinancing existing bridges rather than only writing new ones.

We look at each case on its own terms: how close it is to a real exit, what security is available, and what has actually changed since the original loan was written. From there we structure a new facility, whether that is a further bridge, a mortgage, or exit finance for a completed development, around where the deal is now.

Regulated and unregulated bridging

Bridging finance splits into two categories, and we treat them differently. Where a loan is secured on a property that you or an immediate family member occupies or will occupy, it is a regulated mortgage contract, and we introduce you to a firm that is directly authorised by the FCA to handle it. Where the security is commercial, investment, buy-to-let or refurbishment property, the loan is unregulated and we arrange it directly. We will always tell you which category your case falls into.

How we work

Tell us about your existing bridging loan and why the original exit needs more time. We come back with an assessment of the realistic options and, where a route looks workable, indicative terms, at no charge and with no obligation.

Company details

Refinance Bridging Loan is a trading name of Lenzie Consulting Ltd, registered in England and Wales under company number 08174104, registered office Lynch Farm, Kensworth, Dunstable, LU6 3QZ. We are a finance arranger and introducer, not a lender, and we do not provide financial, legal or tax advice. Bridging finance falls into two categories and we treat them differently. Regulated bridging, where the loan is secured on a property that you or an immediate family member occupy or will occupy, is a regulated mortgage contract; for these cases we introduce you to a firm that is directly authorised by the Financial Conduct Authority, and that firm carries out the regulated activity and gives any required advice. Unregulated bridging, on commercial, investment, buy-to-let and refurbishment property, falls outside the FCA's regulated-mortgage perimeter and we arrange it directly. We are not directly authorised by the Financial Conduct Authority ourselves. Where a case is regulated we will always tell you and route it to an authorised partner. Your property may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it.
